
HYBRID Housing Morayfield
Land Purchase, Subdivision, and Hybrid Housing Development
The project commenced with the acquisition of a well-located parcel of land in the growing suburb of Morayfield. The site contained an ageing relocatable dwelling on a generous block, presenting a clear opportunity to unlock additional value through subdivision and higher-performing residential development.
Originally, the property comprised a single three-bedroom home surrounded by open space, scattered trees, and underutilised land. While modest in its original form, the site offered strong potential for transformation through careful planning and strategic design.
Subdivision and Planning
The land was subdivided from one lot into two, following detailed planning, professional consultation, and full compliance with local planning requirements.
The subdivision strategy allowed for two distinct development outcomes:
One block was developed with a purpose-built rooming house, designed to maximise yield within the applicable planning framework.
The second block was developed with two HYBRID Housing dwellings, representing the next generation of co-living—combining the efficiency of rooming-style income with the privacy and design of modern residential housing, without falling under rooming accommodation classification.
This dual approach enabled the site to capture multiple housing models while optimising overall project performance.
Construction Phase
Construction was staged to deliver each outcome efficiently. The rooming house was built with a focus on functionality, compliance, and durability. On the adjoining block, the two HYBRID Housing dwellings were constructed as Class 1a buildings, featuring private living spaces, minimal shared areas, and low-maintenance, hard-wearing materials.
Both builds prioritised smart layouts, quality finishes, and long-term operational efficiency.
Completed Outcome
Upon completion, the original single-dwelling site was transformed into a diversified residential development. What once accommodated a single household now supports up to 10 residents across three dwellings—one rooming house and two HYBRID Housing homes.
The project demonstrates how strategic subdivision and a hybrid development approach can significantly increase land efficiency, improve housing supply, and deliver strong, resilient investment returns through a combination of proven and next-generation housing models.
